Owning your own home is the American Dream. And that dream is more alive today than ever before. Yet one of the first realizations a prospective home buyer often comes to is that the “dream home” does not always seem affordable.

Buying a home has changed. Before, buyers usually shopped for the best house they could find, then “took out” a loan. Today, prospective buyers must shop as thoroughly as they can for the best financing as they do for the best house. In today’s market, both tasks are equally important.

Experience has taught us that the buying process involves common stages for all home buyers. To help you understand that process, and make the most of every day and dollar you spend, Prudential Fox & Roach Realtors has prepared this Home Buyers Guide to provide an overview from the planning table to the  more…

Given today’s buyer’s market, it’s important for sellers to be aware of certain market trends in order to pique the interest of buyers.  In conjunction, it’s equally as important for sellers to be cognizant of their own home’s market value, a concern for many current sellers.  Whether planning to sell in a couple of weeks, months of years, value is crucially important.  If you have concern about your home’s assessment, there are plenty of ways to give it a swift boost before listing it on the market.

Refurbished rooms, such as basements, always go a long way n adding value to your property.  Most basements are empty storage spaces that are rarely seen to any non-inhabitants.  By turning the room into an entertainment area, bar or poker room, you add both value and character to the home — both traits that will be loved by buyers. more…

I am sure a lot of realtors heard their clients asking about the Zillow’s Zestimate price. I just wanted to show that the Zestimate which Zillow uses should never be taken seriously. Zillow itself explains how much inaccurate the data is. The screenshot below is taken from zillow so you can see the actual numbers. more…

While you’re enjoying playing games in the garden, give a thought to decorating your outside space. There are lots of fun and interesting things you can do without spending tons of money…

1. Wind-Chimes – There are some beautiful wind chimes on the market, and you should be able to find some that suit your style and budget. However, you could go one step further and make your own. Study how they are made and get the kids to join in! Wind chimes are soothing and very compatible with gardening, so position your chimes well.

They must be in at least a slight draught, which you should be able to find outside with ease. Also, they can scare the birds away from your fruit bushes. Hang them on the patio and in the vegetable garden.

Here is a list of homes for sale in Willistown Woods and Willistown Knoll.  Great location for starter homes for first time buyers.

Sometimes the best location is just down the road a bit.   Community of Willistown Knoll is centrally located but still provide the feel and immediate access to the country living in Chester County and Delaware County Pennsylvania that the region is known for.

Willistown Knoll entrance is on Route 926 / Street Rd.  Willistown Knoll community was built in the late 80s.  The homes here are more spacious and the community boasts more common ground and a more open flow than neighboring communities resulting in a higher average sales price which was $309,000 in 2008 (10 units sold).  This average sales price was actually slightly up from between $297,000 and $301,000 from 2005-2007.

All three communities offer a great opportunity to own a home that is within easy commuting distance of most of the major population and work centers in the region while still retaining some of the original Chester County PA country feel that surrounded them when they were originally built.  They remain a great choice in the area.
